You must complete an application form for each person who will be on the tenancy agreement. References will be
taken up, including a credit reference, and the result will be shown to the landlord. If the application is rejected ‘Manley
Properties’ will not be able to give reasons but you can see the information held by the credit reference agency.
If the landlord withdraws the property before the agreement is signed, you will be entitled to a refund of all the money
paid to us. If the application is rejected as a result of the reference process or you withdraw the application, you will not
be entitled to any refund.

You must provide proof of residency (eg, recent utility bill) and identity (eg passport or photo driving licence).

You need a combined income of 2 times the annual rent.

If your income is insufficient you may need to have a guarantor. Any guarantor must be a UK resident, have a good
credit history, complete an application form and have an annual income of 2 times the rent..

All payments must be in cleared funds, ie cash, bankers draft or building society check.

A security deposit will be taken, generally 6 weeks rent, and will be held in accordance with the rules of one of the

Deposit Protection Schemes.

If there is more than one tenant, you will be jointly and severally liable. This means that you will all be liable for all rent
and damages.

The tenancy will be for 6 months and will normally be renewed at the end of each agreement.

You will be liable for all services and utility bills, unless it is stated otherwise in the tenancy agreement.

You must insure your personal possessions.

The property is offered for rent as the landlord has informed us that they :

Have legal title to the property

Have permission to let from the freeholder, head leaseholder and mortgage lender (as applicable)

Have informed the building insurer of the letting

Will arrange a gas safety inspection

Will ensure that the electrical installation and appliances are safe to use and that furnishings will comply with fire safety
